We Lease Your
Property.

We enter into a standard long-term lease agreement directly with you, the property owner. You gain a single, professional tenant — Vivo Partners — for a term of 12 to 24 months. Your rent is guaranteed every month, regardless of whether the property is occupied by one of our guests.

Lease Terms: 12 to 24 months, negotiable based on your occupancy goals.

Rent Guarantee: Payments are made on time, every month — no exceptions, no excuses.

Concessions Available: We are open to discussing free weeks, reduced deposits, or utility packages to make the arrangement work for both parties.

Single Tenant: You deal with one professional entity — us. Not multiple sub-tenants, not rotating strangers.

We Prepare
The Space.

During the initial setup period, we transform the property into a guest-ready sanctuary. This includes a professional deep clean and sterilization, furniture additions where needed, and installation of any approved amenities. All work is done at our cost — not yours.

Deep Clean & Sterilization: Hospital-grade cleaning before first guest arrival.

Furnishing: We work with fully furnished, partially furnished, or unfurnished units — completing what's needed at our expense.

Technology: Electronic lock access and exterior security cameras (Ring) installed with your approval.

Amenities: Guest bicycles and additional comforts provided — all under our liability.

Restoration Guarantee: Any installation can be removed and the property fully restored upon lease termination.

We Place
Elite Guests.

Through our platform and verified partnerships — including Happy Guest, our trusted screening network — we identify, vet, and place only the most qualified professionals. Every guest is personally verified before they ever set foot in your property.

ID Verification: Government-issued identification confirmed. Copy available to landlord on request.

Criminal Background Check: No felonies or violent misdemeanors — zero tolerance.

Employment Verification: Confirmed professional or corporate relocation when applicable.

No Smoking / No Pets: Strictly enforced. Service animals as required by law only.

Minimal Occupancy: Single professionals or traveling pairs only. Never groups.

What if your guest damages the property?

We handle minor repairs up to $100–$500/month (scaled to property size) at no cost to you. For anything above that threshold, we notify and get your approval before taking action. Every guest is vetted precisely to prevent this scenario.

Do I still receive rent if there's no guest?

Yes. Our rent guarantee is unconditional. We are your tenant — Vivo Partners — and our obligation to pay rent exists regardless of whether we have a guest placed in the property at any given time.

Can I see the background check on guests?

Absolutely. We are fully transparent. Background check results and ID verification are available to the property owner upon request for any approved guest.

What happens at the end of the lease?

We return the property in the same or better condition. Any installations we made (cameras, locks, etc.) are professionally removed at your request, and the property is restored to its original state.

What types of properties do you lease?

We prefer fully furnished units but work with partially furnished and unfurnished properties as well. Properties should be move-in ready or close to it. We handle the rest during setup.
